Lift Condition Assessment and Modernisation

THE AIM
T&D Lift Consultants was appointed to carry out an independent technical assessment of two passenger lifts at Belmer Court following repeated failures and extended periods out of service.
The assessment provided the client with a clear understanding of the condition of the existing equipment and the most appropriate long-term solution.

Improved Reliability
Obsolete and unreliable components were replaced, reducing the likelihood of recurring failures.
Energy Efficiency
Modern drive and control systems use less electricity than the original equipment, helping to reduce ongoing running costs.
Parts Availability
Replacement components and technical support are now more readily available, making future servicing and repairs more straightforward.
Long-Term Protection
The project included a one-year warranty, with the option for extended cover through the selected maintenance agreement.
THE CHALLENGE
The lifts at Belmer Court were approximately 35 years old, with much of the original equipment still in operation.
The control systems had become obsolete, replacement parts were increasingly difficult to obtain, and recurring faults within the controllers and landing-door equipment were causing poor reliability and prolonged periods of downtime.
The client needed independent advice on whether continuing with repairs represented a worthwhile solution or whether a more substantial investment was required.
THE SOLUTION
T&D prepared a detailed technical specification for the modernisation works.
The specification clearly defined the equipment that required replacement, the necessary safety works and the standards that the completed lift installations were required to meet.
This provided the client with a clear technical basis for progressing the project and ensured the modernisation addressed the underlying reliability and obsolescence issues identified during the assessment.
The client accepted T&D's recommendations and proceeded with the modernisation of both passenger lifts.
THE OUTCOME
The completed works provided residents with fully modernised and more reliable lift installations.
The modernised lifts have an anticipated serviceable life of approximately 20–25 years, depending on the maintenance contract and servicing arrangements selected.
